The purchase price of $1,000,000 for either lot is expressly conditioned upon the simultaneous purchase of the adjacent vacant oceanfront lot for the same price, resulting in a total purchase price of $2,000,000 for both lots. The two contiguous lots are currently zoned to allow development as either a residential duplex or a single-family residence. Alternatively, Seller will consider the sale of a single lot provided Buyer and Seller mutually agree to build a duplex, agree upon a licensed building contractor and duplex design, with the Buyer and Seller each contributing fifty percent (50%) of construction costs for the duplex, and the Seller retaining ownership of the adjacent lot not purchased by the Buyer. The result will be that each owner (Buyer and Seller) shall own their own side of the duplex, and the accompanying ground underneath their side.
